What a Bali lease gives you
A leasehold property is sold on a lease (Hak Sewa) for a fixed term. 62 of 73 projects on ARDA are sold this way. Each listing shows the years that remain, and the project page names the year the lease ends and whether an extension is offered. A lease carries no acquisition tax (BPHTB) and needs no company to hold it.
Renewal is negotiated, not automatic: if the extension option and its price are not in the original deed, you depend on the landowner's goodwill decades from now. Check too whether you can sell the lease on without the landowner's consent.
